Lawley Phase 11 works to start from Thursday 3 June

Lawley and Overdale Parish Council has been advised that site enabling and investigative works are due to start on Lawley Phase 11 from Thursday 3 June 2021, according to a letter sent out by the Lawley Village Developer Group (LVDG).

From Thursday 3 June 2021 the site will be “set up and mobilised”, while material movements from Phases 5, 9, and 10 to Phase 11 will begin on Monday 7 June 2021.

Work will be carried out by the Developer Group’s principal contractor, McAuliffe, every weekday between 7.30am and 6pm. It is expected to take five weeks, during which “work will also commence on the attenuation basins”.

Access to the site is planned to be “from Concorde and [they] have reinstated the crossing point through the byway of Ladygrove”.

The letter apologises for any inconveniences, and states that vibrations, dust, noise, and other emissions will be monitored. Wheel cleaning facilities will also be set up, alongside the regular use of road sweepers.

As part of our commitment to keeping you updated about the Lawley Village development, I am writing to provide you with an update regarding remedial works which are due to recommence on phase 11.

In accordance with the outline planning permission we received for the development in 2005, which allows us to carry out on site enabling and investigative works at phase 11, I would like to inform you that the site will be set up and mobilised from Thursday 3rd June 2021 and we will be recommencing material movements from phases 5, 9 and 10 onto phase 11 on Monday 7th June 2021.

Work will be carried out by our principal contractor, McAuliffe, every weekday between 7.30am and 6pm. We anticipate that this interim import will take five weeks to complete. During this period, work will also commence on the attenuation basins.

In order to carry out these works, we plan to access the site from Concorde and have reinstated the crossing point through the byway of Ladygrove. To reiterate, this route has been approved by Telford and Wrekin Council and will be gated and manned during operating hours to ensure access is always available. I can confirm that there will be no access to the site through Station Road, and our contractors will not park on Concorde.

We would like to sincerely apologise for any inconvenience our construction operations may cause during this time and assure you that we are taking appropriate steps to keep disruption to the local community to an absolute minimum.

We will be implementing a programme to regularly monitor vibrations, dust, noise and other emissions on the site at relevant boundary points. If any of the above exceed industry standards, we will pause work and look to a solution. In order to alleviate any dust or mud on the road, we will install a wheel wash within the Phase 11 site, situated away from the homes located near to the site and at a lower level in order to carry out screening and monitoring. We will also implement the use of a daily road sweeper.

We’d like to take this opportunity to thank you for your patience and understanding. Our on-site contractors, McAulliffe, will be located on the Phase 11 site and can be contacted at any time on 01902 354400.

As you may be aware, phase 11 recently received reserved matters approval from Telford and Wrekin Council for 600 homes at Lawley Village. Please be advised that the remedial works that I am informing you about is not the start of the site construction, and I will provide you with a further update regarding development in due course.

In the meantime, if you have any questions, please do not hesitate to get in touch with us using the below contact details, and we will help with any queries that you would like to discuss.

Yours sincerely,

Mark Kalnins
